    Managing Director

    The founder of Hedge Ventures – A Visionary Entrepreneur who holds a Bachelors Degree from the University Of Mysore, started his career in the hospitality industry, and had has to his credit a decade’s experience in the field of construction.

    He now envisions, providing world-class housing, dwelling and commercial facilities for every section of the society.

    As a successful young entrepreneur, He has been instrumental in executing projects undertaken by his family group, which now are one of the most renowned facilities in the city of Mysore.

    Having successfully completing his Bachelors Degree in Management from the University Of Mysore he holds a keen interest in the developmental aspects of the Royal City of Mysore. He wishes to bring about new amenities for better living and has been an integral part of this company by means of his inputs to the projects. He wishes to pursue his masters degree in management from UK.

  • What is the difference between Built-Up Area, Super Built-Up Area, and Carpet Area?

    Carpet Area: This is the area of the apartment that does not include the area of the walls i.e. the area of the apartment that a carpet can cover.

    Built-Up Area: This is the area of the apartment that includes the area covered by the walls.

    Super Built-Up Area: This includes the built-up areas such as the lobby, lifts, stairs etc. This term is therefore only applicable for multi-dwelling units, such as flat complexes.

  • Does a foreign citizen of non-Indian origin require permission from the Reserve Bank of India (RBI) for acquisition of immovable property?

    Yes. The RBI may grant permission to a foreign citizen of non-Indian origin/foreign companies if the property is purchased for residential use and the consideration is paid by way of foreign exchange.

  • What is the definition of Non Resident Indian (NRI)?
    NRIs can be defined as:
    • Indian citizens who stay in a foreign country for employment
    • Indian citizens carrying on their businesses or vocations
    • Indian citizens abroad for any other purpose in the circumstances indicating a definite intention to stay outside India for an indefinite period
    • NRIs can also be:
    • Indian citizens working abroad on assignment with foreign governments or international agencies
    • Officials of central and state government and public sector undertakings deputed abroad on temporary assignments or posted to their offices abroad
    • Indians who have settled abroad permanently or gone abroad on immigration Non-resident Indians become residents of India once they come back to India to engage in employment, for carrying on any business or vocation, or for any other purpose indicating a definite intention to stay in India for an indefinite period.
  • Why is it considered necessary to register a property? What is the purpose of registration?

    By registering the transaction of an immovable property, it becomes permanent public record. Title or interest can be acquired only if the deed is registered.

  • How will a bank decide my home loan eligibility?

    The Bank assess the customer's repayment capacity based on income, age, qualifications, number of dependents, spouse's income, assets, liabilities, stability and continuity of occupation, and savings history.

  • What is the repayment tenure?

    Repayment tenure is the tenure for the number of years for which the loan gets sanctioned. The Bank offers you a wide range of options for the tenure of the loan. You can take a home loan for up to 30 years (dependent on the bank) provided you do not reach the age of 65 years or retire within that period.

  • What is an EMI?

    An EMI refers to an equated monthly installment. It is a fixed amount which you pay every month towards your loan. It comprises of both, principal repayment and interest payment.

  • How is the loan repaid?

    All loan repayments are done via equated monthly installments (EMI).

  • When does the repayment start?

    EMI payments start from the month following the month in which the full disbursement has been made.

  • How is the EMI paid?

    The EMI is to be paid every month through post-dated cheques (PDCs) or Electronic Clearing System (ECS)*. If you are opting for PDCs, then you will have to provide 36 PDCs upfront. The PDCs are to be dated on the 1st of every month.

  • What if a PDC bounces?

    In the case of a bounced cheque or delayed payment, charges and outstanding dues will be charged as per the prevailing company policy. You can replace old PDCs with new ones within 5 - 7 working days.

  • What security will I have to provide?

    The security for the loan is a first mortgage of the property to be financed, normally by way of deposit of title deeds and/or such other collateral security as may be necessary. Interim security may be additionally required, if the property is under construction. Collateral or interim security could be assignment to the bank of life insurance policies, the surrender value of which is at least equal to the loan amount, guarantees from sound and solvent guarantors, pledge of shares and such other investments that are acceptable to the bank Please do ensure that the title to the property is clear, marketable and free from encumbrance. To elaborate, there should not be any existing mortgage, loan or litigation, which is likely to affect the title to the property adversely.
